How does Koto - Rental manager work?

Account creation

After you have downloaded Koto - Rental manager, you will find yourself in the applications login screen. If you are at an open house that uses Koto for accepting applications you can inspect a property by clicking “skip and find property” link. If you want to create a Koto account just push register as a landlord or as a tenant and complete the registration procedure. You can change between tenant and landlord profiles via the applications settings menu.

Finding a property as a tenant

After you have logged in as a tenant or changed into tenant view within the application you can search for properties with search terms such as country or city, by entering a unique property id provided by the landlord or by scanning a QR code. This will open a property view from which you can inspect or apply for this specific property.

After you have created a landlord account, the application will instruct you on how to add your first property on to the platform!

Negotiations

Negotiations are a key feature of Koto - Rental Manager. With the negotiation feature, a tenant can apply for multiple properties, and a landlord can accept applications from multiple tenants. When the tenant has been approved by the landlord for the first time, the potential tenant has to commit to the application. This will close the tenant's other open applications. After this, the landlord has to submit a final approval, which will create an agreement between the landlord and tenant. Other applications for the apartment will be closed when the final approval has been given. The Koto agreement establishes only a connection between the landlord and the tenant within the application. Remember to make an official signed agreement that follows the practices for rental agreements in the jurisdiction where the property is located. You can upload the agreement into Koto in the agreements tab for safekeeping and easy access.

Account Deletion

You can delete your Koto - account by accessing the menu, pressing account settings and pressing the Delete my account button in the bottom of the menu. When you delete your account all of your personal data including, username, password, name, lastname and email are deleted.
